Step out of the ordinary at Crest Nicholson’s Tadpole Garden Village in Swindon

January 9, 2016 Property News 0

Located near the pretty Wiltshire village of Blundson and set within an idyllic countryside location, Crest Nicholson’s Tadpole Garden Village boasts spectacular panoramic views. The bustling town of Swindon is on your doorstep, with a great selection of stylish bars and cafes and a wide range of shops just five miles away.

The striking properties at Evolve at Tadpole Garden Village are really unique, offering modern living in a stunning rural setting. The contemporary avant-garde design of these homes moves away from the traditional external style of Tadpole Gate, the first phase of homes launched on site. The internal space provides a more open plan modern, flexible living space with a quality design and finish.

With all of this on offer plus exceptional homes, large gardens and tree lined streets, it’s not surprising that Evolve, the newly-launched second phase of homes at Tadpole Garden Village, is in demand. All built to a high specification, these spacious three, four and five bedroom family homes offer residents’ stylish living in a warm community.

The development, which recently won the Best Community Initiative at the 2015 Housebuilders Award, is a flourishing community with a strong number of families and school children. The Garden Village principles are at the heart of the development which prioritises light, leafy and beautiful spaces and encourages community spirit through design.

Tadpole Garden Village will incorporate 149 acres of green space, playing fields and allotments including a new town park, eight children’s play areas and a common for all to enjoy. You’ll also be able to stroll or cycle into the Village Centre for handy shops, healthcare facilities, the village pub and the proposed community centre.

Stress-free moves

One of the most problematic areas for homebuyers can be complicated property chains, so remove the stress from your moving experience and consider part-exchanging your property instead. Crest Nicholson’s Part Exchange scheme is aimed at house-hunters who want to move up the property ladder without the stress of finding a buyer for their existing home or getting stuck in a complicated chain. Part Exchange will significantly reduce the time it takes to move into your dream home.

New Year: New Home

January 8, 2016 Property News 0

The first households at Scholar’s Grange in Swanmore saw the New Year in from the comfort of their brand new, beautifully finished Linden Homes.

The first occupants at this new development of three, four and five bedroom houses moved in just before Christmas; in time for Santa Claus to deliver their presents to their new Swanmore addresses.

Swanmore is a village with a thriving community which includes a village shop, a post office and a butcher’s shop: There are also very well regarded primary and secondary schools within easy reach.

The village itself has easy access to Fareham, Portsmouth, Southampton and Winchester, so you can enjoy village life knowing that you are within commuting distance of these major towns and cities.

Tina Chalk, marketing manager at Linden Homes South commented: “It was great to see Scholars Grange lived in at Christmas time; and see the lights on in the first of the occupied homes. We now look forward to welcoming the next new occupants to this lovely development in 2016.

Even with its festive cheer, Christmas can bring about a drive for people to consider their living arrangements and look to find a bigger home, as Tina explains: “Each year, we see so many people through our doors in January who have battled through the Christmas holidays and entertained friends and family, but felt stretched in their current living space. Not only the space to dine but to spread out and have your own space to relax and retreat when you need to!

“Christmas often brings a time for reflection and of redirection in life, so whatever reason brings you into the property market there are opportunities for people wanting to start a fresh and have a brand new home to show off in 2016.”

For those thinking of moving in the New Year, Linden Homes’ sales executives can give you a tour around the show homes so you can get a feel for the homes and the site. Let on First Viewing!

January 7, 2016 Property News 0

Goadsby was pleased to secure a let just before Christmas on a three bedroom house situated in Harestock, Winchester.

Kim Bone at the Winchester branch said: “We are delighted to have let this family home so close to Christmas. With the market going quiet at that time of year it was lovely to give our landlords an early Christmas present.”

The spacious and well presented three bedroom end of terrace house is a short walk from Henry Beaufort School and close to local amenities including useful shops for everyday supplies. The property benefits from a spacious sitting room and two double bedrooms.

The property was marketed at a monthly rent of £1,095 and the quiet cul de sac location was also an appealing factor resulting in the house being snapped up leaving many applicants disappointed. With several prospective tenants still looking for properties of a similar type Goadsby would welcome a call from people with a property they are considering letting.

Goadsby – Looking Back at 2015.

January 7, 2016 Property News 0

Denise Ray, Divisional Lettings Director for the Goadsby Eastern Region has been reflecting on the last year which has seen letting agents and private landlords deal with significant changes in legislation.

“As 2015 drew to a close, we looked back on an increasing amount of legislation which landlords and letting agents have navigated. Whilst there was no direct legislation to regulate letting agents, the Consumer Rights Act focused on transparency where fees & redress were concerned. Trading Standards are making their way through agents to ensure that the regulations are being adhered to and Goadsby feel this is a step in the right direction.

“Landlords had a lot more to deal with in 2015, Sections 8 & 13(2) were both amended. The Deregulation Act enforced in March & October of this year significantly changed the section 21 notice and the rules attached to the service of the notice, along with the use of the introduction of rules which counteract Retaliatory Eviction. Needless to say health and safety also featured with Smoke Detector and Carbon Monoxide regulations which were initially discussed in March and finally became law in October.

“Goadsby has been increasingly busy ensuring they keep their landlords compliant; however, looking forward to 2016 there is more to come. The Immigration Act will come into force across the UK on 1 February 2016 and the likelihood is that many landlords and letting agents will not be prepared. The Housing and Planning Bill will probably be enforced in 2016 and will focus on putting in place further restrictions on landlords and agents.”

Denise concludes:

“We must all begin to get to grips with the fact that the Private Rented Sector will continue to evolve, most definitely for the better. It is crucial to understand the changes and for those who do not understand the bigger picture, being compliant and making sure systems and processes are updated, allows us as a business to offer the best service we can for our clients.”
