Ellerslie House is a magnificent example of exuberant Victorian architecture and sits on the lower slopes of Portsdown Hill facing the Solent. Set in four and a half acres there are views towards the Isle of Wight which gives a wonderful sense of space and light.

The property is incredibly spacious with large rooms, high ceilings and sash windows and has all the classical elements of a house dating back to 1880.

A superb bay window floods the dining room with light with the formal drawing room on the other side taking in another bay window. There is also a study with parquet flooring and all these reception rooms have fireplaces. There is also a large kitchen with an open plan breakfast room, two utility rooms, a cloakroom and useful cellar.

Six double bedrooms are arranged over the first floor which may be accessed via a choice of two staircases. These bedrooms all have their own bath or shower room and sash windows giving a variety of views over the gardens. There is a superb balcony accessed from one bedroom with a sunny aspect.

The smaller staircase continues to rise through the house to the second floor where the landing has a door to a roof terrace with wonderful scenic views and there is another bedroom on this floor, again with its own bathroom.

No need to worry – keep taking the tablet

January 14, 2016 Property News 0

A freshly invigorated home in Shawford, just south of Winchester, is perfect for adopters of modern technologies such as smartphones and tablet computers.

Part of the extensive makeover at Pendlehurst Lodge, as well as creating a cinema room and gym / conservatory, has been the installation of the very latest electronics so the house can be controlled remotely from anywhere in the world via modern handheld devices.

Perfect for the seasoned traveller with its close proximity to Southampton International Airport, the house offers a luxurious welcome and also has a large en-suite bedroom above the cinema that could lend itself to the formation of a staff or family annexe as well as luxurious guest space.

The transformation had environmental needs very much to the fore, with a solar energy system to enhance the smart electronics.

Protected by mature hedges, Pendlehurst Lodge occupies a 0.67 acre site that forms a secure island behind electronic gates in a curve of Southdown Road. The interior has been transformed through a programme of remodelling that has involved great attention to detail and capitalises on the natural light provided by its southerly aspect.

“Buyers have become much more discerning, preferring to choose homes that really suit their needs and pay homage to modern environmental concerns,” explains Chris Gooch, manager of residential sales for Carter Jonas in Winchester.

“Pendlehurst Lodge is typical of what buyers now demand. True, it has space and meets the needs of those who desire a larger house but it’s impressive for the quality of the work undertaken together with the luxury and convenience that its features deliver.

“The living rooms are great for privacy and relaxation but when it’s time to entertain they make a real statement about this house and its features. Equally impressive is the master suite, which takes up half of the first floor of the original house and offers a large dressing room and astounding bathroom. There are three further bedrooms in the main house, a family bathroom, and dressing room, in addition to the annexe bedroom.

“The location also gives ready access to the M3, and mainline trains at Shawford, Winchester, or Southampton Parkway. The area is well blessed with cultural and leisure facilities with the added bonus of a selection of highly-regarded schools in the state and private sectors.”

Offers are sought in excess of £1.595 million (EPC Band C). For more information, contact Carter Jonas on 01962 842742 or email winchester@carterjonas.co.uk…

Grade II Listed Quintessential Hampshire cottage

January 13, 2016 Property News 0

1 Brook Cottages is Grade II Listed and the quintessential Hampshire cottage which also overlooks the River Meon. The sympathetic use of materials, intelligent interior design and appealing colour palettes as part of the recent re‐build provides a compelling lifestyle.

Well proportioned rooms, good ceiling heights and a partially galleried landing also contribute to the appeal. Most of the original internal beams, an inglenook fireplace, cottage style windows and doors ensure that the original character of the property has been preserved where possible.

There is a large, boarded loft defined into two areas and accessible from a full staircase. Currently one side provides office space and the other a dressing room. It is believed that dormer windows at the rear could be permitted in this loft, subject to the necessary consents, thereby formalising these as habitable rooms and possibly bedrooms.

A delightful established and enclosed garden with mature shrubs and trees, paths, hedging, vegetable garden and even an ancient herb garden area is at the rear of the property and can be accessed from the house and from the side of the garden via a garden gate.

There are views out towards open countryside and up towards Park Hill. The front of the cottage looks out over the River Meon, a village green space and picturesque village houses opposite.

The guide price is £715,000.

For a viewing to fully appreciate this exceptionally charming home where the adage ‘location, location, location’ is particularly relevant here, please call Patrick or Caroline on 02392 632275.…
