It’s all a question of timing

It’s all a question of timing

It’s all a question of timing

Late last year Goadsby in Eastleigh was instructed to sell nine apartments in central Eastleigh. Sitting on a prominent corner of Desborough Road, Victorian properties were cleverly converted to provide much needed apartments in this prime central location from where residents can take advantage of the excellent range of amenities within the town including traditional and modern shopping, cinema, restaurants, and superb local connections by road, rail and air.

As predicted, Goadsby had most enquiries from the buy to let sector of the market with several investors snapping up these homes. The final apartment was sold to a landlord and was successfully steered through to an exchange and completion before the new Stamp Duty rates became applicable on 1 April.

Using good communications between the various disciplines in Goadsby, the lettings department conducted a viewing between exchange and completion and secured a tenant ready to move in once the transaction was finalised.

This resulted in a stress-free transaction and a very happy new owner.

The message from Goadsby is if you are thinking about selling or letting your property then do get in touch.  Goadsby in Eastleigh can be contacted on 023 8062 0550.

Work progressing well to create new luxury apartments and hotel at Ocean Village

Construction is progressing well at Southampton’s Ocean Village to create 82 new luxury apartments and a new Southampton Harbour Hotel.

Alexandra Wharf is a development by Nicolas James Group, which includes a new 5* standard hotel and spa.

Three tower cranes have now gone up on site and the groundworks are complete; the concrete frame is in progress and the hotel pool is currently under construction.

The complex is being built by Bouygues UK, which also delivered the neighbouring Admirals Quay development.

Having seen great success at Admirals Quay, Savills is marketing the new luxury apartments, the majority of which will have their own private terrace or balcony, and at least one allocated parking space.

The apartments will boast open plan kitchen/dining areas and breathtaking views across the marina

and beyond, as well as concierge services and complimentary membership of the adjacent spa for off-plan buyers.

“Admirals Quay has proved extremely successful since launching in February 2014, and there are now only 9 of 299 apartments left,” said Nikki Penman of Savills.

“We have already had a huge about of interest in these high quality waterfront apartments at Alexandra Wharf from applicants who have missed out on certain apartments in Admirals Quay, local residents and purchasers looking for a second home. Together, Admirals Quay and Alexandra Wharf are transforming the look and feel of Ocean Village, making it a vibrant and exciting place to live. We are looking forward to working with Bouygues UK again – it feels good to have the old team back together, and we very much look forward to launching another successful Southampton development.”

Off-plan sales and a show home are set to launch at Alexandra Wharf later this year.

Victorian coach house conversion

April 7, 2016 Property News 0

This beautiful period building is perfectly positioned and has a protected south westerly aspect. The gardens are an intrinsic part of the property with several pairs of French doors opening to the sunny terrace where original stable dividers and mangers have been used to great effect to partially enclose the space and provide planters.

Wonderful character abounds with lovely rooms flowing around the ground floor including a vaulted drawing room which has ample space for formal dining when the farmhouse style kitchen just won’t do. This room has French doors to the terrace and a fine fireplace at one end with an open fire. The kitchen is well fitted with a range of units currently with an Aga and there is room for a dining table in the centre with additional space to relax. French doors from the kitchen and from the adjacent study lead out to the sunny garden and there is also a utility room, cloakroom and good storage in the hall.

The first floor has four good size bedrooms and three bathrooms.

The Coach House has been created from former stabling to a local hotel and public house and nestles comfortably in this lovely setting. Planning permission is in place to extend the property into the adjoining store which has the potential to increase the accommodation with a reception room on the ground floor and a bedroom suite above which would be ideal as part of the main house or perhaps an annexe or guest suite.

A gravelled parking area lies close to the house with further parking space at the top of the garden adjacent to the detached car barn.

The gardens are a delight with terraces, wide steps and lawns, interspersed with mature shrubs and trees.

This little hamlet of Brockbridge lies within the heart of the Meon Valley, close to Droxford where there are local amenities and lovely walks along the banks of the river.

Harringtons quotes a price of £899,950 and welcomes enquiries to the Wickham office on 01329 834835

This delightful ground floor apartment has all the benefits of a bungalow, with accommodation laid out over a single level and patio doors from the sitting room to a sunny patio which overlooks lovely communal gardens, bordered by the Meon River (flood insurance is available). The situation is ideal for those looking to be close to good local amenities as from here it is a short walk to the centre of the historic village of Wickham where there is an array of day to day shops and places to stop for a coffee or meet friends for lunch.

Entrance to the apartment is protected by a security phone system and the front door opens to the hallway where there is a useful cupboard and doors to all rooms including the sitting room which is double aspect with a feature fireplace and patio doors to the terrace. The kitchen is fitted with a range of units, work surfaces and integrated appliances.

The larger bedroom has the best view over the garden and river, has fitted wardrobes and its own fully tiled shower room. The second bedroom is another good size room, also with fitted storage and there is a fully tiled main bathroom.

Parking for the residents and visitors is provided on a gravelled area at the front of the building and there is an allocated carport for this apartment. The gardens are very attractive and a principal feature of the property, adding to the feeling of space and light and a joy through the summer months particularly.

Watersedge on Bridge Street is a modern purpose built development and ideally located in this picturesque setting close to The Square.
