Victorian coach house conversion

April 7, 2016 Property News 0

This beautiful period building is perfectly positioned and has a protected south westerly aspect. The gardens are an intrinsic part of the property with several pairs of French doors opening to the sunny terrace where original stable dividers and mangers have been used to great effect to partially enclose the space and provide planters.

Wonderful character abounds with lovely rooms flowing around the ground floor including a vaulted drawing room which has ample space for formal dining when the farmhouse style kitchen just won’t do. This room has French doors to the terrace and a fine fireplace at one end with an open fire. The kitchen is well fitted with a range of units currently with an Aga and there is room for a dining table in the centre with additional space to relax. French doors from the kitchen and from the adjacent study lead out to the sunny garden and there is also a utility room, cloakroom and good storage in the hall.

The first floor has four good size bedrooms and three bathrooms.

The Coach House has been created from former stabling to a local hotel and public house and nestles comfortably in this lovely setting. Planning permission is in place to extend the property into the adjoining store which has the potential to increase the accommodation with a reception room on the ground floor and a bedroom suite above which would be ideal as part of the main house or perhaps an annexe or guest suite.

A gravelled parking area lies close to the house with further parking space at the top of the garden adjacent to the detached car barn.

The gardens are a delight with terraces, wide steps and lawns, interspersed with mature shrubs and trees.

This little hamlet of Brockbridge lies within the heart of the Meon Valley, close to Droxford where there are local amenities and lovely walks along the banks of the river.

Harringtons quotes a price of £899,950 and welcomes enquiries to the Wickham office on 01329 834835

Work progressing well to create new luxury apartments and hotel at Ocean Village

Construction is progressing well at Southampton’s Ocean Village to create 82 new luxury apartments and a new Southampton Harbour Hotel.

Alexandra Wharf is a development by Nicolas James Group, which includes a new 5* standard hotel and spa.

Three tower cranes have now gone up on site and the groundworks are complete; the concrete frame is in progress and the hotel pool is currently under construction.

The complex is being built by Bouygues UK, which also delivered the neighbouring Admirals Quay development.

Having seen great success at Admirals Quay, Savills is marketing the new luxury apartments, the majority of which will have their own private terrace or balcony, and at least one allocated parking space.

The apartments will boast open plan kitchen/dining areas and breathtaking views across the marina

and beyond, as well as concierge services and complimentary membership of the adjacent spa for off-plan buyers.

“Admirals Quay has proved extremely successful since launching in February 2014, and there are now only 9 of 299 apartments left,” said Nikki Penman of Savills.

“We have already had a huge about of interest in these high quality waterfront apartments at Alexandra Wharf from applicants who have missed out on certain apartments in Admirals Quay, local residents and purchasers looking for a second home. Together, Admirals Quay and Alexandra Wharf are transforming the look and feel of Ocean Village, making it a vibrant and exciting place to live. We are looking forward to working with Bouygues UK again – it feels good to have the old team back together, and we very much look forward to launching another successful Southampton development.”

Off-plan sales and a show home are set to launch at Alexandra Wharf later this year.

To find out more and register interest, contact Nikki Penman at Savills Southampton on 02380 713964.

Top Tips for Downsizers

April 7, 2016 Property News 0

Whether you’re an empty nester or looking to free up equity, thousands of homeowners will be looking to downsize this year. In fact, a recent study has shown that one in three homeowners aged over 55 are considering downsizing right now.

Living in a four bedroom family home with a large garden is the dream when raising children, but naturally it won’t suit everyone’s needs in later years. Here’s what you need to know about downsizing in today’s market from Simon North, Partner at Strutt & Parker’s Winchester office, one of the UK’s leading independent property partnerships:

1. Get the numbers right

“How much is your property worth and how much do you want to spend on your next home? Do your research using property search sites and get at least three agent appraisals on your current property to make sure you sell at a price that you’re comfortable with. The highest valuation isn’t always the right one.

“Remember to factor in the additional costs — tax, legal and estate agency fees — as well as a contingency spend to ensure there are no financial surprises. This may be one of your largest financial decisions of your life, but remember to look forward to the potential savings it can bring too, including reduced living expenses and more financial freedom.”

2. It is OK to be emotional

“Selling the family home where the walls echo with the sound of children playing and memories of family meals around the table will inevitably be tough. We all know houses are more than just bricks and mortar – hence our British obsession with them – so saying goodbye can bring a huge sense of loss. Keep in mind the practical trade-offs and try to look forward to a new exciting chapter in your life. It is well documented that successful downsizers feel liberated from the tyranny of household chores, upkeep, big heating bills and large gardens.”

3. If downsizing doesn’t work, try ‘my-sizing’

“On the tails of traditional downsizers is a new trend in ‘my-sizers’; those moving to a house of similar value but driven instead by a change in location, land, size or style of home. Often referred to as right-sizing, this won’t be the

usual move to a smaller house with less land. This is a common move for those in an ‘in-between’ life stage where some of the older kids have left home, and perhaps there has been a job change.  They are not ready to give up the four bedrooms for the children quite yet, but no longer have a need to be close to the top school.”

4. Consider re-mortgaging

“Some downsizers use the opportunity to lower their mortgage payments on their new home by putting down a bigger deposit. Seek professional advice from a broker to ensure you get the most competitive rates – many can find the cost associated with the process outweighs their potential saving. Be aware that lenders require a far more detailed breakdown of an applicant’s spending habits than ever before, from grocery bills to care home fees. Make sure you are in the best position possible before you apply.”

5. Where to invest your equity

“When you downsize you’ll be likely to end up with a large cash sum. Leaving it in the bank isn’t going to generate much return as interest rates are still at an all-time low. Other options might include investing in the stock market, corporate bonds, equity income funds, cash ISAs or a stocks and shares ISA.

“Some investments have a minimum financial commitment, so knowing what you can …

Favoured village setting close to Winchester

Set along a private road in the favoured village of Littleton, just a couple of miles north west of Winchester, this detached family home has beautifully planned spacious accommodation in excess of 2,600 square feet.

Littleton has many reasons for its popularity; in addition to its proximity to Winchester, there are numerous activities which promote a sense of community, a superb pub which offers fine dining and accommodation, parish church, village hall, bowling green, cricket pitch and tennis club.

The generous reception hall, with solid oak flooring, gives an immediate sense of the space on offer in this striking property. The drawing room is an impressive, square room and has a wood burning stove and French doors to the rear. A second reception room is currently arranged as a studio but would make a super formal dining room or additional family room depending on the needs of the buyer. French doors from here open to the westerly aspect.

The smart kitchen is comprehensively fitted with modern gloss units, granite work surfaces, central island and a full range of integrated appliances. There is plenty of space for relaxed dining, making this very much a hub for day to day family living. Beyond the kitchen is a further multipurpose room fitted with a range of storage whilst also serving as a useful children’s play room.

Upstairs there are four double bedrooms, all with fitted storage. The master and guest bedroom each has its own shower room, with bedrooms three and four served by the family bathroom.

The property sits centrally within its plot on South Drive and at the front is an attractive garden with a level area of lawn edged by laurel hedging providing a high degree of privacy. To the rear a decked terrace has access from the two principal reception rooms providing an outdoor entertaining area. The remainder of the garden features further areas of grass and clipped box hedging. A rear access gate leads to the double garage and two additional parking spaces.

A price guide of £999,000 is quoted by Hamptons International and enquiries should be directed to the Winchester branch on 01962 842030
