Winchester lettings team going for awards gold

March 24, 2016 Property News 0

Clients impressed by the high standards of the lettings team at Carter Jonas in Winchester are behind the team’s nomination in the premier awards for the UK’s residential property industry.

The ESTAS, one of the largest and longest running awards in the UK property industry, are open only to firms who are voted for by clients. The service provided by the Carter Jonas lettings team has led to the firm being shortlisted for the UK’s top regional lettings agency category.

More locally, the Winchester team managed by Zaza Oswald is in the running for gold or silver in the south east regional awards – the only lettings agency in the city to be shortlisted.

“Providing an efficient lettings service, whether on a tenant-finding basis or with fully managed properties, is essential in such a vibrant lettings market as that in Winchester,” said Zaza, partner in charge of residential lettings for the whole of Hampshire.

“The awards ceremony takes place at the Grosvenor House Hotel in London on April 15 and what we like about these awards is that only clients can nominate us to go forward and without delivering a consistently high level of service there is no chance of us progressing even as far as the shortlist.

“We have received good reviews and high ratings from our landlords for our lettings and management services.

“There have been many significant alterations in the last 12 months, including the introduction of immigration checks and safety rules on which we have briefed landlords in detail, and I’m particularly pleased that 100 per cent of our landlords rated us as good or excellent for the way we kept them informed about the law regarding lettings. You can’t do better than top marks and we also performed consistently for other things, including our range of services.”

The awards will be presented in front of 1,000 of the UK’s top property professionals by TV property expert Phil Spencer, who said: “Any firm that enters The ESTAS has already sent a clear message that they are passionate about customer service so to make it on to the shortlist is a huge achievement in itself.”

Dunsell’s Stone sits on the pastoral fringes

Dunsell’s Stone sits on the pastoral fringes

Dunsell’s Stone sits on the pastoral fringes

Ropley is a quiet English backwater, with a village church, pub and primary school, nestling close to the market town of Alresford, with its eclectic selection of pubs, restaurants, butcher, fishmongers and delicatessen. The rural idyll of bridleways, country lanes and hedge-lined footpaths, within the serene Hampshire countryside is waiting to be explored and this is the scenic setting for Bargate Homes’ latest development, Dunsell’s Stone.

The colourful, agricultural history of the area underscores its allure. In a quest to prove which local farmer owned the best team of wagon horses, a competition was devised to see which horses could drag a stone the furthest. The challenge of Dunsell’s Stone was born. The original stone resides on Dunsell’s Lane.

Fifteen individual homes have been designed and constructed here at Dunsell’s Stone. The houses are suitable for a range of purchasers from the three bedroom detached houses priced from £424,950 and the four bedroom detached versions from £534,950, to the larger family homes each with a study and double garage at £749,950.

In common with most modern house designs, these homes have fabulous kitchens with space for dining and entertaining in addition to a comfortable sitting room. The master bedrooms have their own shower rooms with smart fittings in addition to the family bathroom and guest cloakroom.

Externally the houses are all framed by landscaped gardens and each has at least one garage with additional parking. There are good road networks together with railway links at Alton, Petersfield and Winchester.

The best way to appreciate the range of homes and the setting is to make an appointment with Charters to take a look. The houses have been well received by the public with three reserved already. Contact Charters on 01962 734633.

Head to the villages for lifestyle and better value

March 17, 2016 Property News 0

A collection of five detached village homes, each bearing a Hampshire village name, conjures up exactly what an exclusive development at Medstead is all about. The lifestyle at this idyllic village location includes countryside walks, a real sense of community with numerous active clubs and organisations, an array of local shops on the doorstep yet with the added benefit of Four Marks, Alresford and Alton all nearby. The good road network around the village means there is quick access to other larger centres and there is a mainline station at Alton providing a good service into London.

Those who have visited the site have remarked that the homes are delightfully bright and give a great sense of quality living space and the overall specification and finish is most impressive. It is easy to imagine a country lifestyle combined with the convenience and style of a modern home. Another factor is the undoubted value for money with so much more house here than, for example, in central Winchester or Alresford.

This is the latest project by Hazeley Developments and the usual careful design, superb specification tailored to each home and traditional craftsmanship have all been employed to great effect. Each house is different with its own individual character but with a common theme running throughout of a wonderful light-filled, spacious interior, which embraces sustainability in materials and construction methods, resulting in highly desirable homes that are a joy to live in.

Kitchens include a full range of integrated appliances and all extend into a fabulous conservatory style space with ample room for dining or relaxing, and glazed doors to the gardens. This will be the hub of each home.

Four double bedrooms on the first floor are accompanied by en suites and bathrooms, each with contemporary, sleek porcelain tiling and quality fittings.

Living on the edge of the countryside the generous rear gardens open out onto a rural vista and will really come into their own when the summer returns with large, beautifully paved terraces, leading onto lawns, with hedges to the boundaries.

Careful positioning has maximised space between the houses and each has at least one garage with additional parking.

Jonathan Humphrey of Hazeley Developments says: “The show home demonstrates how well the layouts work with the open plan glazed area of the kitchen creating a distinctive feature in each house, providing superb, light filled space suitable for a variety of uses. The underfloor heating, and areas for dining furniture and sofas, make it the room of choice throughout the day.”

The houses are competitively priced ranging from The Bartley at £695,000. The show home is available for week day or weekend appointments and further information is available from Savills on 01962 834045.…

Central Winchester continues to have a high demand

Central Winchester continues to have a high demand

This spacious townhouse in St Michael’s Gardens is a perfect example of what happens when a nicely presented home comes to the market. Especially when it is within walking distance of all the attractions Winchester has to offer.

Purdie & Swan were delighted to find a tenant within a short space of time and still have several people registered with them looking for properties in good city centre locations.

Winchester draws a wide range of tenants from professionals working locally and needing access to the station to young families wanting to put down roots in the community to take advantage of the excellent schools.

This family townhouse has wonderful views over the city and was upgraded a few years ago. The house is full of light, being graced with large windows and the layout is excellent with well proportioned rooms over three floors, a low maintenance enclosed garden and two private parking spaces, quite rare in a city location.

Katherine at Purdie & Swan says that this type of property always has a high demand and this one was let within two weeks of marketing: “As a result of securing new tenants for this lovely home in St Michael’s Gardens, we have further applicants looking for something similar in central Winchester.

“We would be very happy to hear from anyone who has a property becoming available in the next couple of months.”

Wonderful natural setting

Wonderful natural setting

Selborne is an attractive village in eastern Hampshire where the beautiful countryside is famous for its association with the eighteenth century naturalist Gilbert White. In his book The Natural History of Selborne, he meticulously recorded his observations on the plants, birds and animals in this lovely part of Hampshire.

This is the setting for this charming detached cottage which is available on the rental market, and, dating from the 1600s, Gilbert White would have been familiar with the property. Pleasance Cottage has a traditional country kitchen which is triple aspect and with a stable type door to the front. A large range oven sets the scene and from this room stone steps lead up to the dining room. Across the other side of the entrance hall is a spacious sitting room with oak floorboards, exposed beams and an inglenook fireplace with a wood burning stove.

There is also a utility room and bathroom on the ground floor.

Upstairs are two double bedrooms with oak floors and delightful views of the very pretty cottage style garden. Off road parking is provided.

Available part furnished, Hamptons in Winchester will be happy to arrange a viewing of this period home in its natural setting. A monthly rent of £1,295 is asked. Contact the office on 01962 853046
