Launching to the market with an open day

February 4, 2016 Property News 0

Hamptons is gearing up for a busy open day at this imposing detached Victorian house in Winchester. Appointments are now being made for Saturday 13 February for people to view this spacious property and get an idea of the massive potential here on Petersfield Road on the lower slopes of St Giles Hill.

The potential for the house is not only to renovate as it exists now, with superb high ceilings, deep sash windows and fireplaces, or perhaps even extending the already spacious accommodation, but there are also two current permitted planning applications. These allow an additional three bedroom dwelling within the grounds or a two storey extension and division of the property into a pair of semi-detached houses.

Ash House is well screened from the road and benefits from a generous driveway and a large detached garage. The quarter of an acre garden has a southerly aspect at the rear and there are wonderful views towards St Catherine’s Hill.

On the ground floor there are two formal reception rooms both with fireplaces and a wonderful southerly outlook over the garden and beyond. The kitchen is open plan to the dining area and also connects with a good size study and utility room with external access.

A door in the kitchen conceals a staircase leading down to a fabulous basement where the large rooms are currently arranged as a workshop, store and large games room which has a bay window and door to the garden.

The bedrooms are arranged over the first floor, accompanied by a family bathroom and separate shower room. There are four good size rooms, all double aspect and a fifth, single room, with two of the doubles having the best of the far reaching views.

Ash House is well positioned for access into the city and there are lovely walks to be enjoyed locally, and the mainline station is about a mile and a half away.

Hamptons International says that viewing on the open day is strictly by appointment and further details of the planning consents are available in the Winchester office. Offers in excess of £1,000,000 are invited. Call Hamptons on 01962 842030.…

Kier Living is creating a new community on the site of the old Ordnance Survey HQ

February 4, 2016 Property News 0

A new 21st century community is taking shape in Southampton with construction well underway at Mapmakers, a  £7.7 million Kier Living development.

Mapmakers, named in celebration of the site’s heritage as the former headquarters of the Ordnance Survey, will be officially launched this month.

The development comprises 66 high quality houses and apartments, two on site retail units and a new green space called Ordnance Park.

Mapmakers is just three miles from the heart of vibrant Southampton, within walking distance of two hospitals and perfectly situated for access to great local schools offering various house and apartment types, with a choice of two or three bedrooms.

It is part of the wider regeneration of Southampton and the City Centre Master Plan, and will provide much needed new housing for the area. It also builds on Kier’s success of delivering housing schemes across both the south west and nationwide. The construction of Mapmakers represents the business’ first scheme in Hampshire and is expected to create around 100 jobs. As a partner of the

National Skills Academy, Kier Living will be working closely with local schools and the long-term unemployed to promote construction skills.

Andrew Spicer, Kier Living area manager, said: “We always look to use the local supply chain and make a real effort to engage with the community on any project we work on. Throughout the course of this project we will be holding events on site where local residents can take a tour of the development and ask us any questions they might have about it.

“We also plan to visit schools in the area to talk more about the work we do, launch safety competitions and share information about any ecological species we discover on site.”

At least five per cent of the workforce at Mapmakers will be made up of apprentices, graduates or sponsored students reflecting Kier Living’s membership of the ‘5% Club’ – a government backed initiative to help tackle youth unemployment.

Jon McDiarmid, sales and marketing director said: “Mapmakers is an exciting project for Kier Living incorporating new housing, apartments, shops and a public park within a fantastic location just outside the city centre. It will be a welcoming community for families and professionals alike, and will provide a sense of tranquillity for those who live there which is rare for such an accessible location.”

Be among the first people to get the chance to buy at Mapmakers by coming to celebrate the launch of this superb collection of new homes on February 20th.

Hidden haven but it’s far from cut off

February 4, 2016 Property News 0

Hidden away in a former chalk pit is a haven from everyday life that’s just a stone’s throw from the major South Coast arterial route.

And it’s a haven with plenty of appeal because it actually has two complete homes within its own 0.75 acre plot, one of them boasting three bedrooms at ground floor level.

“It’s rare to find such an appealing and versatile opportunity to buy two homes enveloped by their own plot in one transaction,” says Colin Shairp of Fine and Country Southern Hampshire.

“Either of these properties would fall within the parameters demanded by Fine and Country that the home has to be within the top quartile for price and quality features.

“So to get two outstanding homes at one time is a great chance for maybe an extended family to jointly buy a property they can share or for one purchaser to buy both homes and then either provide a home for a dependent relative or draw an income through letting either of the houses.

“They offer a choice of sizes, with the main house, Ash Cottage, created out of two cottages and offering two appealing inglenooks, having three bedrooms and a luxury bathroom on the first floor as well as a sitting room above the garage that could easily become a bedroom accessed via its own staircase.

“The effect on living space would be minimal because there are still three ground floor reception rooms plus a fantastic kitchen / breakfast room with a huge skylight.

“The second home, Ash Studio, is set away from the main house. The L-shaped has a central living room with a kitchen / dining / sitting room with the master bedroom

to one side and two more on the other, one en-suite, together with the family bathroom.

“The plot is enhanced and totals roughly two acres because additional woodland is rented from the Southwick Estate. High banks and imaginative planting create a wonderful feeling of isolation yet there are neighbouring properties and the pair of homes is barely a mile from the M27 at junction 10.

“The approach is via a by-passed section of the old A32 between Fareham and Wickham and then into a lane serving a couple of other properties. It’s a wonderful spot.”

Guide price is £995,000 (EPC Band D for both homes). For more information, contact Fine and Country Southern Hampshire on 023 93 277 277 or email drayton@fineandcountry.com

Polar opposites help emphasise strong market presence

February 4, 2016 Property News 0

Two homes that help emphasise the strong Carter Jonas presence in north Hampshire are polar opposites, one to the south east of Andover, the other to the north west, that are also vastly different in age and style.

But they both offer fantastic family accommodation, one with an annexe and the other with a versatile roof space that doubles as a well-lit studio or fifth bedroom.

Lavender House in Church Lane at Goodworth Clatford (offers in excess of £750,000 EPC Band D) was built as recently as 2012 in mellow brick. It enjoys a superb Test Valley setting close to the confluence of the River Anton with the Test. The Clatfords make up a delightful pair of villages with excellent facilities that include three pub restaurants, a community shop, school, and two village halls as well as a small garage. They are set out along a scenic back route connecting Andover with Stockbridge, passing close to the fabulous Leckford Estate farm shop operated by Waitrose.

The house has a southerly facing rear outlook and across the rear of the ground floor is a comprehensively equipped kitchen, including a cutting-edge three oven electric Aga, and linked family room where French windows open into the rear garden, a living space with a real wow factor. The ground floor also has separate dining and sitting rooms with zoned underfloor heating throughout. The first floor is home to four exceptionally proportioned bedrooms, the master en-suite, and a landing study area that could easily convert to extra bedroom space.

Bay Tree Cottage at Fyfield (£795,000 EPC Band F) is altogether different, dating quite probably from around 1700 although still geared to modern family needs. It has a separate annexe with a sitting room / kitchen and en-suite bedroom accessed via its own external staircase – further internal stairs connect with the rear entrance hall to the main house.

Interesting back-to-back fireplaces separate the drawing and dining rooms which are set to one side of the entrance hall with the kitchen on the other. The first floor has three bedrooms, one en-suite, and a family bathroom with separate cloakrooms on the ground and first floors. There is also an outbuilding across the driveway with potential to create a further annexe or separate home, subject to consents.
